Cedarbrook Master Planned Community

Cedarbrook Master Planned Community

Client: Westbow Construction Group
Location: Shxwhá:y Village, Chilliwack, BC

Start Date: 2019
End Date: Ongoing

In 2019, Wedler began the design for a 2,000+ unit master-planned community in Shxwhá:y Village, located on the lands of the Stó:lō people within the city limits of Chilliwack. The development is accessed via Schweyey Road and is bounded by Chilliwack Creek and a sub-catchment creek on the remaining three sides.

An existing 300mm water-main and a 450mm force-main convey sewage to the nearby wastewater treatment plant.

Wedler modeled the existing water and sanitary networks to determine any capacity or operational limitations. One 200m segment of the watermain was identified as requiring an upgrade from 200mm to 300mm to provide adequate fire flow for the development.

The sanitary servicing did not require any offsite upgrades; however, a 300mm force-main was installed along the frontage and capped at both ends to be used by the City of Chilliwack in the future, as necessary.

As of Spring 2023, over $10 million in civil construction has been completed to service a mix of 297 single-family and townhome units, as well as two commercial buildings.

Offsite improvements, frontage works, three of the four storm outfalls, and a duplex 25 HP sanitary sewage pump station designed to municipal standards have all been constructed.
