The Rail District is a 7.7 Ha multifamily development on the brownfield site of the former Clayburn brickworks near the heart of the historic Abbotsford downtown area. The development provides affordable housing in a series of townhouse and apartment complexes that will comprise over 600 homes at full buildout in addition to retail and office spaces. The public realm knits seamlessly into the historic downtown area complete with a traffic-calmed road network and interpretive multi-use pathway. The first dwellings were occupied in 2023.
Wedler has provided offsite and onsite civil engineering services from initial planning work through detailed design, approvals, tender and construction administration and completion documentation.
Stormwater modelling was undertaken to analyse and maximize the efficiency of multiple detention / infiltration devices operating in combination. Offsite works included road and traffic signal upgrades and rehabilitation of outdated utilities and road structures.
Tender Documentation was designed to mitigate the possibility of cost overruns resulting from undisclosed ground conditions by pre-empting provisional cost mechanisms for structural and geo-environmental ground remediation possibilities.
